In terms of maintenance, we include a CAPEX reserve towards upkeep committed every year. This guarantees that your legacy is kept in pristine condition. Want to sell – don’t find a buyer, or are buyers not offering the right price? We lease on flexible terms – and allow you the option to find buyers while we handle the day-to-day business for you. We operate until you receive the right offer.
Our Option to buy is negotiable, in the end, it is a win-win as we have the time to study the opportunity from within allowing us to achieve premium asset values through our optimized operational approach. This guarantees that we are able to offer a higher buy price. Our goal behind every lease agreement is to purchase the business shares / or the asset. We are flexible on a time frame, we are open to a fixed price, or can leave the price discussion open. Let us discuss what works best for you.
Option to Purchase: With our unique agreement, we have the option to buy the property at a pre-agreed / or to be confirmed price within a specified timeframe. You can still test the market and see if you find buyers on the market – we work in the background to ensure we increase the operating value, enabling us to offer competitive acquisition prices with the backing of our operating performance.
Rent Credits towards Purchase: To incentivize the eventual purchase, a portion of the rent paid during the rental period may be credited towards the purchase price. This helps tenants build equity while renting and makes homeownership more accessible.
Pre-agreed FF&E & CAPEX RESERVE to ensure the hotel is managed properly (POMEC)
Transparent Terms and Conditions: Our Short-Term Rent Agreements with an Option to Buy are transparent and clearly outline the terms and conditions of the rental agreement, as well as the process for exercising the option to purchase.
